SIZE: 460,750 SF / Multiple Buildings

STATUS: Shell Completed 2019

SERVICES PROVIDED: Urban Design, Architecture, Development Guidance, Zoning and Policy Guidance

Located in the West End neighborhood of Atlanta, the Lee + White redevelopment involved the conversion of multiple adjacent existing warehouse buildings into a vibrant food and beverage district near the Atlanta BeltLine Westside trail. KUA assisted in overall site planning and assistance with zoning and policy requirements to set the redevelopment of the site up for success. The overall architectural design for the sit focused on leveraging large new openings to connect interior spaces to a shared central outdoor space that overlooks the BeltLine trail.

Utilizing the full potential of the site and creating a feeling of community required more than strategic insertion of outdoor spaces and new exterior openings; extensive coordination with local authorities to meet strict requirements for brewery operation, life safety, and fire code was required to make the project possible. The developer’s strategic tenant selection with competitive rent rates, and cooperation from the BeltLine to ensure connectivity to the project from the adjacent trail were the final critical factors contributing to the project’s success. Home to local tenants like Monday Night Brewing, Wild Heaven Beer, and American Spirit Works, the project has become a bustling local gathering spot with a unique, community-oriented atmosphere.

Our participation in Phase 1 of this development exemplifies KUA’s holistic approach to our work. We worked piece by piece, in conjunction with our architectural design work for businesses within Lee + White to create continuity throughout the development while emphasizing community connectivity and celebrating each business. This project resulted in a reduction of 1,300 parking spaces, to date the largest reduction on the BeltLine.
