KUA is partnering with Focused Community Strategies to design and deliver a transformative brownfield redevelopment of a formerly contaminated gas station site at the intersection of Jonesboro Road and McDonough Boulevard in Historic South Atlanta. The project consolidates four small, contiguous parcels into a mixed-use development that will include 18 residential units and a 1,660-square-foot commercial building, bringing new life and long-term value to a previously underutilized property.
In 2024, the U.S. Environmental Protection Agency awarded the project a $550,000 Brownfields Cleanup Grant to remediate site contamination. Environmental remediation, including the installation of vapor barriers, will ensure the site is safe for future residents and community use.
FCS aims to provide both a neighborhood-serving amenity space as well as deeply needed affordable housing on the site. In total, the development will deliver a total of 18 residential units, with 12 affordable units serving households earning up to 65% AMI, expanding access to safe, high-quality housing within the community.
Located directly across from FCS-owned Carver Market and Community Grounds, Brownsville Pointe will strengthen the area’s growing ecosystem of community-centered development and contribute to the economic and social vitality of the neighborhood.
Project funding is made possible through a partnership with the Low Income Investment Fund, Invest Atlanta, the City of Atlanta Brownfield Revolving Loan Fund, Purpose Built Catalyst Fund, and Atlanta BeltLine, Inc.
Project completion is anticipated in late 2026.
