At Complex West Midtown, KUA was engaged to oversee the conversion of six attached post-WWII warehouse buildings into loft office and retail space. Faced with a limited budget, restrictive zoning regulations, decades of deferred building maintenance, and a tight site footprint, the project team relied on nuanced understanding of zoning codes and creative architectural problem solving to deliver a transformative and successful project. Following a variance process to reduce onsite parking requirements, KUA created a design featuring bright, open-air breezeways cutting across the deep warehouse floorplates to introduce air and natural light into tenant spaces. A monumental Core-ten steel canopy welcomes visitors into the complex, and KUA-designed signage and wayfinding directs occupants to tenant spaces, 70% of which were leased before the end of construction.
