KUA was hired by a local developer to convert an underutilized warehouse building into loft office space as part of the masterplanning effort to reposition the Armour Yards industrial district. Built between the period following WWII and the 1960’s, the district did not have the parking capacity or mix of uses needed to support a business population. KUA worked closely with the developer to devise a district-wide parking strategy while overseeing the design and renovation of the warehouse building. A new central hallway with large skylights introduces light into the interior and provides access in and out of tenant spaces. The addition of a Fox Bros. Bar-B-Que “que-osk” – a lunch food stand housed in a shipping container in the parking lot – was devised to offset the lack of nearby lunch options for employees and act as a first step towards the transition of the area to a complete, mixed-use district.
