INLAND TRACT

SIZE:            77,500 SF / 2 buildings

STATUS:      Completed Summer 2019

In what may be the firm’s most challenging warehouse to loft office conversion project to date, KUA was asked by a longtime client to oversee the renovation and redesign of two former seafood distribution warehouses in the Blandtown neighborhood of Atlanta. Located along the Norfolk Southern and CSX rail lines, the site is surrounded by similar industrial warehouses in an area that is in the midst of a transformation into a walkable, mixed use neighborhood. The neighborhood’s stock of expansive, windowless warehouses and empty parking lots contrast with the newer pedestrian friendly redevelopment, a common scene around Atlanta.

Using lessons from previous warehouse conversion projects, KUA employed transitional programming, creative architectural solutions, and careful site planning to reconnect the site with the neighborhood and provide a model for future pedestrian friendly redevelopment. With one of the two warehouses on the brink of collapse, KUA stabilized the buildings and added features like inset courtyards and Solatubes to introduce natural light into the deep floorplates, new landscaping features, large storefront windows, and bike commuter facilities.
